Ranch Capital Real Estate owned a large parcel of land in Superior, Colorado, a growing community that lacked a central hub for retail, dining, and entertainment options, and it planned to develop the land into a thriving mixed-use community located in the prosperous Boulder Valley. The site includes high-density residential, over 800,000 square feet of commercial, hotel and retail uses, in addition to over 150,000 square feet of indoor recreation. To round out the unique offerings, office space, abundant open space, and a community promenade will position the site as a true multi-experience destination in the South Boulder Valley. While Ranch Capital Real Estate had a strong vision, it lacked a brand and name.

Set to become the central hub for retail, dining, and entertainment options in Superior, Colorado, this mixed-use development needed a marketing team to build the vision of this multi-experiential destination. Blending a thoughtful mix of design inspiration, community businesses, in-the-works amenities, and aspirational outdoor lifestyles, COHN was able to increase Downtown Superior’s social following by more than 48.1% in 2023, and we continue to facilitate active and engaged conversations among our community of followers.
As a loyal partner to Ranch Capital for over five years, COHN has been fortunate enough to develop strategic marketing plans that have evolved with the changing needs of the community and have captured our year-to-year goals for the development. As a mixed-use community, our marketing efforts for Downtown Superior expanded beyond homebuyers and realtors to also reach the commercial development audiences that would be interested in our office, retail, and apartment opportunities.
With a diverse B2B and B2C target audience, COHN engaged a multifaceted marketing strategy that included integrated paid campaigns, design, and fabrication of wayfinding. Additionally, the strategy wove in billboard signage, community event coordination and management, networking with key community members and organizations, as well as executing in-house PR/outreach and social media.
