In need of a marketing solution to sell remaining lots

Idyllwilde is a master planned community in Parker, Colorado, which began in 2005. The builders desired to finish their work in the community by selling the remaining 70 lots and homes by year-end, a time of year that is not high-traffic in the residential real estate world. The community hadn’t previously utilized marketing strategies because it was named Community of the year in 2005 and 2006 by the Denver Homebuilding Committee, and so the brand historically sold itself.

OUR SOLUTION

Play up exclusivity to drive demand

The community is in a beautiful area with rolling hills, mountain views and lots of open space. So COHN developed a campaign to play up the 70 spots left – making people feel a sense of urgency while also showing the gorgeous setting and amenities of the community. COHN also developed a marketing strategy full of out-of-the-box tactics that would stand out at that time of year, knowing Idyllwilde would be competing with holiday gift and shopping messages.
